The Residences at Griffing Park is an innovative mixed-use residential development designed to blend affordable and market-rate housing options with community-focused amenities. The seven-story building features a total of 28 residential units, with 15% allocated specifically for workforce housing. The development also includes a neighborhood pedestrian promenade on NE 125th Street, a lobby, living and work units, and 445 square feet of retail and services space located at the front of the building. The Gardens Residences is a 358-unit rental community, set to be the premier Class-A multi-family development in North Miami-Dade County. The project total is 174,668 sq. feet. An eight (8) story 384-unit mixed-use project of primarily workforce housing with 16 studios, 189 one bedrooms, 150 two bedrooms and 29 three bedrooms and 507 parking spaces between structured and perimeter parking. The future Brightline train station at 125th and 13th Avenue will further increase demand for this suburban-like community, making it an ideal location for those working in Downtown Miami and Fort Lauderdale.

SA Recycling is a full-service metal recycling and processing facility with over 70 locations across the U.S. Committed to environmental sustainability, the Long Beach, California SA Recycling location was due for a lighting upgrade. The crane lot was illuminated by 400W metal halides on the first level of the crane and 1000W metal halides on the crane boom, both which average a life span of just 12,000 hours. As metal halides age, they lose light output at a rapid pace. Replacing old fixtures on the crane boom is costly and creates downtime. LEDs offer the best payback, longest lifespan and produce excellent light output. Better lighting improved visibility and reduced shadows which were hazardous for employees. Maintenance costs and downtime will be significantly reduced by switching to a LED lighting solution.

Pacific Crane Maintenance Company (PCMC) provides repair and maintenance services for on- dock and shore-based ship loading and cargo handling equipment. Headquartered in Long Beach, PCMC handled the lighting project for the crane at SA Recycling. They replaced seven outdated metal halide fixtures with 5000K LED compact area light fixtures manufactured by NaturaLED to match the surrounding perimeter lighting. They no longer need to use the portable lights to supplement the lighting at night.

Overview & Challenge

As constant maintenance costs such as ballast and bulb replacements became an issue, energy efficiency declined and expenses increased. Operating a large brewery that constantly works around the clock to distribute and brew their beers, Ballast Point wanted to upgrade their fixtures for more efficient replacements. Performance was also key for them given the large-scale warehouse and distribution center located within their facility. With 25% of their lights located within their bottling area, they knew adequate lighting was integral for their workers’ safety while operating the conveyor belt and working the bottling station. With the unnecessary spending becoming a monthly burden, Ballast Point partnered with our sales representative and their contractor to find a solution for their overspending.

Solution & Results

Understanding the key issues of energy efficiency and performance required by ballast point and with a large brewery and distribution center, Ballast Point opted to install the Linear Highbay. With the Linear Highbays’ lower wattage intake and 5-year warranty, both issues of efficiency and maintenance costs would be reduced. Given the brewery’s industrialized look the Linear Highbay also added to their aesthetic appeal while delivering in performance and distribution.

In addition to improving the appearance of the dealership, Toyota was paying too much for the energy required to operate old fixtures and maintain the short-life bulbs. So in order to attract more customers, improve security and lower costs, Toyota found a solution.

Solution & Results

The lighting design team developed a layout for the entire Toyota location. They used NaturaLED LED light fixtures with premium optics to maximize light distribution while reducing light pollution and directing the light to the target areas. 268 fixtures were replaced or retrofitted in this project to meet the customer’s sustainability and safety goals. As a result, Toyota achieved an annual reduction of 216,248 KwH, and a cost savings (energy and maintenance) of over $178,630 over the life of the fixtures, in addition to returning the cost of their initial investment in 1.83 years. Best of all, the employees and customers of Toyota have a bright and safely lit environment for years to come.
